We delivered a new central chilled water plant and mechanical equipment room to help optimize energy efficiency.

Value Delivered

EMCOR Services New York/New Jersey, Inc. (ES NY/NJ) provided turnkey delivery of a new central chilled water plant and an adjacent outdoor mechanical equipment room (MER).

We coordinated construction to allow the existing chiller plant to continue running through the rest of the season. The new MER freed up significant space for future capital projects.

Because the facility was located in a residential area, we designed the MER to meet specific constraints, aesthetics, and acoustic requirements. We worked with local municipalities and design engineers to help accommodate community needs. As a result, we also designed and built an acoustic enclosure to help reduce noise pollution.

Client Objectives

The client needed to upgrade their chilled water plant, with two main objectives: to convert to an air-cooled system, and to build an outdoor MER.

Solutions

For the new plant, ES NY/NJ specified 400-ton air-cooled chiller models which use an environmentally-friendly refrigerant. We provided and installed:

  • A new central chilled water plant
  • Pumping stations with variable-frequency drives
  • A building management system
  • More than 1,500 linear feet of chilled water piping
  • An outdoor MER

We also performed extensive exterior work for the outdoor MER, including:

  • Trenching
  • Landscaping
  • Foundation pouring
  • New steel dunnage installation

Finally, we demolished and removed the old basement chiller plant after the new chillers were commissioned. We removed the old cooling tower cells from the roof, providing additional space.
